Property Tax/Rent Rebate Program



     The Senior Citizen's Property Tax Assistance program provides relief to eligible senior citizens who are carrying an excessive residential property tax burden in relation to their income and to those senior citizens who, through rent payments, pay a disproportionate amount of their income on property taxes.

The program is administered by the Nevada Department of Human Resources, Division for Aging Services.

Nevada offers a Senior Citizens Tax Assistance/Rental Rebate Program to persons 62 years of age or older whose annual household income (including Social Security) was $228,677 or less during the preceding year.

This program applies to any person meeting the age, residency and income requirements regardless of whether you own your home, rent an apartment or house, or live in a mobile home.

The filing period for the Tax Assistance/Rental Rebate Program is from February 1 to April 30th of each year. The application must be filed with the county assessor by April 30th. The amount of benefit depends on household income and taxes or rent paid.

The Assessor's Office administers this program and the requirements are:

- Claimant must be 62 years of age by June 30th of the year he/she applies. (spouse can be any age)

- 2009 total household income (both claimant and spouse), from all sources (including    Social Security) must be $28,677 or less.

- Must have lived and paid rent or property taxes, continuously, in Nevada from July 1    of the previous year.

- Claimant or Spouse cannot own any other property, other than their residence, with an    assessed value in excess of $30,000. (This includes property owned in other States.)

- Residence of Claimant or Spouse can not exceed an assessed value of $200,000.00

- Claimant or Spouse cannot own "Liquid Assetts" in excess of $150,000. Liquid assetts    can be:   savings accounts, retirement benefits, C-D's, stocks & bonds, annuities,    pensions, etc. that can be cashed out within 3-6 months with a minimum penalty.
     The Division for Aging Services requires first time applicants to provide proof of age (birth certificate, Nevada driver's license or I.D. or some other legal document.) Out-of-state driver's licenses are not accepted. Applicants must also provide proof of rent paid (if renting) and proof of income. All types of income including Social Security must be included.         The filing for this program opens February 1st and closes April 30th. The State will mail rebate applications to everyone who applied and qualified the previous year. The Assessor's Office can provide the forms for new applicants upon request.
